General Rental Terms and Safety Regulations for Glamping Tents
Rights and Obligations of the lessor
The lessor ensures the glamping tent is complete, in good condition, and suitable for its intended use. The lessor ensures both glamping tents have ABA liability insurance.
The lessor is not liable for damage to belongings, bodily injury, or accident.
Reservation / Cancellation Terms
3.1 Free rebooking up to 72 hours before arrival:
Up to 72 hours before the scheduled arrival date, the tenant can reschedule the booking free of charge. The tenant must contact the information desk of Visitor Center De Wissen by phone (+32 89 75 21 71) during opening hours and send an email to visit@dilsen-stokkem.be to activate the rescheduling. No refunds will be made; only the date will be changed.
3.2 Rebooking or cancellation less than 72 hours before arrival:
Changes or cancellations within 72 hours before arrival are not possible, except under exceptional circumstances (see 3.3).
3.3 Exceptional circumstances:
— If within 72 hours before arrival the tenant wants to change or cancel due to exceptional circumstances, they must contact the Visitor Center De Wissen information desk by phone (+32 89 75 21 71) during opening hours and send supporting documents digitally to visit@dilsen-stokkem.be (or directly via email if closed).
3.3.1 Illness or death less than 72 hours before arrival:
An official certificate must be provided and emailed. Booking can be canceled or rebooked in consultation with the information desk, which will handle the administrative steps.
3.3.2 Extreme weather less than 72 hours before arrival:
In case of exceptional weather—wind over Beaufort scale 4; extreme heat over 35 °C or cold below –5 °C; severe thunderstorms; very high or low water levels (decision made by Visit Dilsen‑Stokkem)—the lessor may cancel or rebook the reservation. The renter also has the right to cancel or rebook. Further handling is in consultation with the Visitor Center information desk, which will complete the administrative process.Safety and prevention provisions
For safety and prevention, the lessor provides at each lodging site a basic first‑aid kit, a fire extinguisher, a fire blanket, and emergency instructions. These measures enable swift and effective response in case of incidents.If damage is found to the floating platform or rented materials, the lessor reserves the right to charge the tenant for the damage and to withhold the deposit.
Facilities by lodging location provided by the lessor:
Glamping Tent 1 – “The Galloway” – up to 6 persons:
35 m² indoor + 15 m² covered terrace.
Kitchenette with gas stove, sink, cooking utensils (no fridge – tenants must bring a cooler), cozy living‑dining area, chemical toilet bathroom, additional shared facilities at Visitor Center. Bedroom 1: double bed + baby cot. Bedroom 2: bunk bed for two. Covered outdoor terrace with bench, second bench on side. Includes use of a Canadian canoe.
Glamping Tent 2 – “The Willow” – up to 4 persons:
25 m² indoor + 15 m² covered terrace.
Same amenities as above, with bedroom 1: double bed + baby cot; bedroom 2: one bunk bed (2 persons). Covered outdoor terrace with bench, second bench on side. Includes use of a Canadian canoe.
Rights and Obligations of the Tenant
General use guidelines for glamping tents:
The tenant has the right to use the tent for the agreed period. Before departure, the tenant inspects the tent and inventory; defects or missing items must be reported immediately. The tenant must treat the tent carefully and appropriately.
Check-in:
From 3 pm, the tenant receives an info‑email with access codes for the glamping tent and bathroom at Visitor Center De Wissen. A key safe is available with three keys for the stay:
– Key 1: access to recreation dock / canoe storage (must be locked before 9 am and after 5 pm)
– Key 2: access to sanitary facilities at Visitor Center De Wissen
– Key 3: front-door of the glamping tent
Check-out:
By 10 am the tent must be vacated and available.
By 10:30 am all keys must be returned to the key safe at Visitor Center bathrooms, and rented materials returned to the agreed indoor location.
At end of stay, the tenant must clean and return the tent and sanitary area in the same condition.
In an emergency departure, the tenant must inform the lessor as soon as possible.
Liability and deposit:
The tenant is liable for all damage during their stay. A minimum deposit of € 250 applies for visible damage. For greater damage, processing will follow insurance policies and consultation. The lessor may invoice the tenant and retain the deposit.Minimum rental age is 18.
Persons under 18 must be accompanied by at least one adult.
Visitors must always register at the Visitor Center information desk.
Pets are not allowed for hygiene reasons.
Fire safety: Candles, torches, and camping barbecues are prohibited in both tent and Visitor Center bathrooms.
Smoking is prohibited at all locations, inside and outside.
Gas stove use: Only adults may use it; never unattended; ventilate adequately; switch off after use and leave clean. Gas bottles must not be replaced by tenants—report issues to Visitor Center or technical assistant. Full instructions are on site.
Waste sorting: Must follow local regulations (residual waste, organic, paper/cardboard, PMD, glass). Use designated bins at Visitor Center and remove before departure. Failure to sort or leaving trash may result in deposit deduction.
Chemical toilet cassette waste must be emptied only in toilets at Visitor Center bathrooms. Disposal in other places or in waterways is forbidden. Instructions are on-site. Incomplete or improper emptying may lead to deposit retention.
Drinking water is provided on arrival day. Refill for free at Visitor Center. Wastewater must be disposed of in Visitor Center toilets.
The tent door must always be locked when leaving. The lessor is not responsible for theft.
Terrace safety: It is forbidden to stand on, lean over, hang from, or climb the side poles of the terrace bench. Such actions pose danger; the lessor is not liable for injuries from non‑compliance.
The terrace is for tenants only; sides of the tent must not be entered or tied.
Swimming in the Oude Maas is strictly prohibited.
If waterways have low or no flow in warm weather, cyanobacteria and blue‑green algae may form. If present, wash any contact thoroughly—health risks apply.
The tents are located in a peaceful water setting. Noise such as radios, loud music, or shouting is prohibited.
Fishing from the lodging site is allowed only under conditions posted at www.dilsen‑stokkem.be/hengelsport.
Alcohol abuse may result in early termination of the booking.
The glamping stay is adventurous. Weather can create unexpected situations. For safety, the booking may be terminated (see cancellation terms).
Glamping tents are only accessible by Canadian canoe; all transport must be via canoe.
The canoe must be secured with two ropes at the docking pontoon upon arrival and departure, both at the tent and Visitor Center start location.
On departure, close the transparent and sun‑protective window covers to prevent storm or rain damage.
A life jacket must always be worn when traveling by canoe or kayak on the water.
Tenant must bring: bed sheets and covers (140×200 cm mattresses, 140×90 cm duvet), towels, toiletries, personal items, cooler with ice packs, charged power bank (do not charge phone via lamp as it drains battery). Duvets, pillows, and mattresses are provided. Note that all items must be transported by canoe.
